ABOUT 62+ COOPERATIVES
Often referred to as a “co-op,” cooperative housing designed for active senior living combines the financial advantages of home ownership with the convenience of community living. Designed to fit your changing lifestyle at retirement, one of the key features of a cooperative is joint ownership of the property. Share owners - or Members - are part of a cooperative corporation, which owns the building, land and common areas. The share's value is based on the size and type of unit. Members pay a monthly fee, which covers the cooperative's monthly operating costs including the mortgage, taxes, reserves, maintenance and utilities.
A cooperative is operated on a democratic basis and the governing body is its Board of Directors, which consists of elected members from the co-op community. Each equity share enables members to occupy one unit and receive one vote when electing the Board. The Board oversees and directs the policies, expenditures and operations of the cooperative.
Members are encouraged to be involved with their co-op by being on a committee and participating in social activities. A strong commitment to community, member involvement, and great value are the major differences between cooperatives and other housing types such as apartments or condos.
